"Post-TOP" means the project has received its Temporary Occupation Permit and is move-in ready, while "fully sold" means every unit has been transacted from the developer. Both conditions typically apply within a few years of TOP. At this stage, the developer pulls down the project's portal listings, marketing materials disappear, and resale becomes the only acquisition path. Dunamis preserves the original brochure, floor plans, and pricing context for these projects.
When a project sells out, the developer's website and PropertyGuru listing both come down. Buyers researching that project on the resale market are left with photos and rough estimates, but no original layout drawings, no developer brochure, and no historical PSF context. We maintain this archive so that buyers evaluating a fully-sold condo for resale have access to the same primary materials available when the project first launched.
Coverage focuses on projects that achieved TOP from approximately 2018 onward, with ongoing additions as more launches sell out. We prioritise projects where buyer demand for archival floor plans and brochures remains active — typically the 5–8 year post-TOP window when first owners begin to consider their exit. Each entry includes the original launch materials plus current commentary on resale dynamics.
Once a Singapore condo sells out, the developer's marketing site is typically taken offline within 6–12 months, and PropertyGuru and 99.co listings expire shortly after. The brochure is then effectively unavailable through public channels. Dunamis archives the original PDF brochure for each catalogued project, accessible through a request form. Property portals operate on a listings-based model — once units are no longer for sale by developers, the project listing is delisted to keep the inventory page clean. Resale agents may relist units later, but they typically do not republish the original developer brochure or full floor-plan suite. This creates a research gap for resale buyers, which Dunamis fills with a centralised archive of original launch materials.
Coverage of older Singapore condos depends on whether the original floor plans and brochure remain reliably retrievable from primary sources — developer records, BCA submissions, or licensed agent files. We catalogue projects from approximately 2018 onward as a working baseline, expanding selectively into earlier vintages when verified materials are available.
